FHA Repairs in Delaware

Did you know, FHA does not require certain automatic inspections be done? For example, except under limited circumstances, water tests, septic inspections, and even termite inspections are not required. Even those pesky missing handrails are not required for an FHA loan. Nor are cracked or damaged exit doors, cracked window glass, defective paint surfaces in the home (post 1978 construction,) minor plumbing leaks, defective floor finishes such as badly soiled carpets or worn through finish surfaces, rotten counter tops, damaged sheetrock, plaster, poor workmanship, trip hazards, or lack of all-weather driveways. When it comes to painted surfaces, only those exterior surfaces where the wood is not otherwise protected, must still be repaired. FHA MORTGAGEE LETTER 2005-ML-48 outlines to all mortgagees and appraisers what has been revised. It's a good read and something to keep on file for that next FHA loan you have coming up! Keep in mind, the lender may require some of these, but FHA does not.
