According to TREND, the tri-state MLS system, the pendulum swing from the buyer's to the seller's is showing a more concrete shift. As previously reported here, in September, the average sale price was $196,200 with 126 homes sold. October edged up slightly to an average of $208,600 with 123 homes sold. A slight and expected dip in November's average was $195,266 reflecting 133 homes being sold, but then December, the historically lower month of home sales, rebounded to an average home sales price of $210,663, even though only 74 homes sold. This end-of-year sales from the quarter's beginning, shows a 7 percent sales price increase, while at the same time, a 42% decrease in the actual number of homes being sold. The Nov/Dec days on the market held a predictable and respectable number of days; 108 for November and 135 in December for an average of 118 days.
